Many people dream of rural living and this monumental tobacco farmhouse (1871) combines this sense of freedom with a location on the edge of the village and at the foot of De Utrechtse Heuvelrug (Utrecht Hill Ridge) National Park, offering splendid views of the woods and meadows. Rural living on a plot of over 2,365 m2, but with all the amenities you need nearby. The farm was fully renovated in 2000 and further extended and refurbished in 2016.

In short, this is a very luxurious farmhouse with a surface area of over 400 m2.

As common in those days, the farmhouse was built on a so-called ‘terp’, a man-made mound. During the restoration works, the old beam structure (trusses) with the authentic curing sticks were preserved.
The garden gives direct access to the National Park where you can walk and cycle for hours.

Opposite farmhouse ‘De Paardenkop’, you will have an additional private plot which serves as a parking area that can be closed off. This area offers space for at least 6 cars. Adjacent, there is an additional building plot available, offering you the option to realize a detached villa with a volume of 800 m3 on a plot of over 2,000 m2. This building plot can be purchased separately.

The layout is as follows:

A beautiful driveway lined with plane trees leads up to the farmhouse. Through the front door, you enter the spacious central hall with toilet, meter cupboard, and built-in storage under the stairs. Going to the left, you come into the large and cozy kitchen-diner. Two skylights bring in a sea of light and the roof of the extension has been extended outwards to create a veranda with a roofed terrace. The kitchen includes all the appliances you may need. From the kitchen (and from the central hall), you access the living room (approx. 60 m2) with open fireplace and stunning views of the garden through the former stable doors.

To the right from the central hall, a corridor leads to a bedroom/playroom (approx. 10 m2) with built-in wardrobes, a study (25 m2), the master bedroom with en-suite bathroom (shower, toilet, and double washbasin), and a utility room with connections for the washing machine and a modern kitchen unit with worktop. The icing on the cake, a true masterpiece, is the wonderful and multifunctional garage/art studio/workshop/storage area of over 130 m2 that offers room for several (classic) cars. The original trusses with the curing sticks used for drying the tobacco leaves were retained and give this beautiful space its unique charm. This room also includes an attic of 60 m2.

The bespoke staircase to the upper floor is in the central hall. The stairs lead to a spacious landing and 3 bedrooms and a second bathroom. First, there are a spacious bedroom (24 m2) and the second bathroom with shower, toilet, and washbasin. Additionally, this floor has a bedroom of about 10 m2 and, last but not least, a very large bedroom of around 40 m2 with built-in wardrobes.

The wonderful garden is a feast for the eyes. The garden was landscaped by architectural design and is perfectly maintained. The plot is fully fenced and includes a computer-operated irrigation system. Robotic lawn mowers ensure that the grass is always perfectly mown. Adjacent to the roofed terrace outside the kitchen, there is another roofed gazebo with the necessary connections for a jacuzzi for endless summer days and nights.

At the back of the plot, you will find a clapboard outbuilding with storage attic and behind this outbuilding, a large entrance gate offers the option for additional parking or storage of cars and/or trailers.

At the front of farmhouse ‘De Paardenkop’, across the road, you have another private plot (approx. 200 m2) with an entrance that can be closed off and which currently serves as a guest parking space.

The gate, as well as the garage door, can be electronically operated. The house has a doorbell with an integrated camera and an elaborate alarm system with separate settings for being at home or away.

- Plot surface: 2,365 m², of which 2,063 m² garden space, 302 m² public/private road + approx. 200 m² parking space.
- Living surface area: 293 m².
- Other indoor spaces: 137 m².
- Volume farmhouse: 1820 m³
- Freestanding barn: 18 m² (86 m³)
- Parking: opposite farmhouse ‘De Paardenkop’, an additional private plot serves as a parking area that can be closed off and which offers parking space for at least 6 cars.
- Maintenance: the entire outside paintwork was done in 2017 and, indoors, the farmhouse has always been excellently maintained as well.

Near the farm, an additional building plot of over 2,000 m2 is for sale, with the option to build a detached villa of 800 m3.
